How this estimate works

The stress test

You must qualify at the higher of your interest rate plus 2% or 5.25%, even though your actual payment uses your real rate.

Debt limits

Housing costs are kept to about 39% of your gross income, and all debts including housing to about 44%.

Minimum down payment

5% of the first $500,000, 10% of the portion up to $1.5 million, and 20% for homes at $1.5 million or more.

CMHC insurance

With less than 20% down, an insurance premium of 2.80% to 4.00% is added to your mortgage, plus 0.20% for a 30-year amortization.
