Where are you right now?
Start with the option that sounds most like you.
How downsizing in Mississauga works, step by step
Every move is different, but most follow the same path. Here is how we will work through it together.
Talk it through
Before we look at a single listing, we talk about what you want life to look like in the next five to ten years: who you want close by, how much space you really use and what you are ready to let go of.
Know your numbers
A home evaluation, a realistic estimate of selling and moving costs and a conversation with your financial advisor show what your next home budget really is.
Choose your next home
Condo, bungalow, townhome, life lease or retirement residence. We match the option to your health, your budget and the neighbourhood you want to stay near.
Sort and simplify
Decide what comes with you, what goes to family and what is sold or donated. Start with the rooms you use least and give yourself more time than you think you need.
Prepare and list your home
Small repairs, decluttering and staging help your home show at its best. I handle pricing, marketing, showings and negotiation so you are not managing it alone.
Line up your dates
Some downsizers buy first, some sell first and some use a longer closing to bridge the gap. We set closing dates around your move, not the other way around.
Move and settle in
Movers, final walk-throughs and keys. I stay in touch after closing to help with anything that comes up in your new home.
Your housing options in Mississauga
There is no single right answer. The best fit depends on your health, your budget and how much upkeep you want.
Condo apartment
One-floor living with elevators and no snow to shovel or lawn to cut. Maintenance fees vary a lot between buildings, so we review the status certificate before you commit.
Bungalow
Your own front door and garden without the stairs. Well-kept bungalows in established neighbourhoods tend to attract strong interest, so it helps to be ready to act.
Townhome
More room than a condo and often less upkeep than a detached home. Check the layout carefully, since many townhomes have three levels.
Life lease
You buy the right to live in a suite, usually in a community run by a non-profit or faith-based organization. Resale and exit rules differ from a regular condo, so have a lawyer review the agreement.
Retirement residence
You rent a suite with meals, activities and care services available as you need them. Retirement homes in Ontario are licensed by the Retirement Homes Regulatory Authority (RHRA), which publishes licence and inspection information you can check before you visit.
Long-term care
For people who need 24-hour nursing care. Placement is arranged through Ontario Health atHome rather than bought like a home, and wait times vary.
Mississauga neighbourhoods downsizers often ask about
Most downsizers want to stay close to family, their doctor or their place of worship. These areas come up often in those conversations.
Port Credit
A walkable lakeside village with shops, restaurants, waterfront trails and a GO station on the Lakeshore West line.
Streetsville
A historic main street with a small-town feel, local shops and a GO station on the Milton line.
City Centre
Condo living near Square One, the Central Library, Celebration Square and frequent transit.
Erin Mills
Established streets near Erin Mills Town Centre and Credit Valley Hospital.
Lakeview
A changing waterfront area with new condo communities in development along the lake.
Clarkson and Lorne Park
Mature trees, larger lots and some bungalows, with Clarkson GO close by.
Meadowvale
Parks, ponds and trails with a mix of townhomes and condos.
Not sure which area suits you? I am happy to tour a few with you before you decide.
Costs to plan for
Knowing the costs early takes the surprises out of the move.
When you sell
When you buy
Good to know: Mississauga does not charge a municipal land transfer tax like Toronto does, which matters if you are comparing the two cities.
For questions about capital gains, pensions or estate planning, speak with your accountant or financial advisor. I am happy to refer professionals I trust.
For families helping a parent downsize
Families usually want the same thing: to help without taking over. A few habits make the process smoother for everyone.
Why work with Tarlika
A downsizing move asks a lot of you, practically and emotionally. My job is to make the practical side feel manageable so you can focus on the people and the memories that matter.
I am a REALTOR® with the Seller Representative Specialist (SRS) and Accredited Buyer's Representative (ABR) designations, so I can guide both sides of your move: selling the family home and finding the right next one.
Before real estate, I spent more than 25 years in business, including running a franchise with The Second Cup and working in IT and with financial institutions. That background shows up in how I plan, communicate and negotiate for you.

Frequently asked questions
When is the right time to downsize?
There is rarely one perfect moment. Many people start planning when the stairs, the yard or the upkeep feel like more work than they want. Planning a year or two ahead gives you the most choice.
Should I buy my next home before I sell?
It depends on your finances and how much uncertainty you are comfortable with. Buying first lets you move once without rushing, but you may carry two homes for a while. Selling first gives you a firm budget. We will look at both with your lender before you decide.
How long does downsizing take?
Many moves take a few months from the first conversation to moving day. Sorting belongings is often the longest part, so starting early helps.
Do I need to renovate before I sell?
Usually not. Small repairs, fresh paint and decluttering often do more than a major renovation. I will walk through your home with you and point out what is worth doing.
Can I stay close to my family and my doctor?
Yes, and it is one of the most common priorities. We start your search from the places that matter to you and work outward from there.
Can you help if my parent lives in Mississauga and I live elsewhere?
Yes. I can handle showings, coordinate trades and keep you updated by phone, email or video call so you can support your parent from wherever you are.
Ready to talk about your next chapter?
No pressure and no obligation. Just a conversation about what you want and how to get there.
