First-Time Buyer Rebates in Ontario: Programs That Can Save You Thousands in 2026

Buying your first home is an exciting milestone, but it can also come with high upfront costs. The good news is that several government programs and rebates are available to help first-time home buyers in Ontario reduce those expenses. Ontario Land Transfer Tax Refund

Eligible purchasers can receive a refund of up to $4,000 on the provincial land transfer tax paid when purchasing a home. For qualifying buyers, this can eliminate the provincial land transfer tax on homes valued up to approximately $368,000.

To qualify, you must:

  • Be at least 18 years old.
  • Occupy the home as your principal residence within nine months of closing.
  • Never have owned a home anywhere in the world.
  • Meet applicable citizenship or permanent residency requirements.

Toronto Municipal Land Transfer Tax Rebate

If you're purchasing within the City of Toronto, you may also qualify for a municipal land transfer tax rebate. Combined with the Ontario rebate, eligible first-time buyers can potentially save thousands of dollars in closing costs.

First-Time Home Buyers' GST/HST Rebate

A significant new federal program introduced in 2025 and available in 2026 provides GST relief for eligible first-time buyers purchasing newly built homes.

Under the program:

  • First-time buyers can receive up to 100% of the federal GST portion on new homes valued up to $1 million.
  • Partial rebates are available for homes priced between $1 million and $1.5 million.
  • The maximum rebate can reach $50,000.

This initiative is designed to help first-time buyers enter the new-home market while encouraging additional housing construction across Canada.

Home Buyers' Plan (HBP)

The federal Home Buyers' Plan allows eligible first-time buyers to withdraw funds from their RRSPs to purchase a home without immediate tax consequences. This program can help buyers increase their down payment and reduce mortgage borrowing requirements.
