Navigating Ontario's Land Transfer Tax as a First-Time Buyer

If you're purchasing a home in Ontario for the first time, understanding land transfer tax — and the rebates available to you — is an important part of your financial planning. This tax is paid on closing and is often one of the largest closing costs buyers face. Here's what you need to know.

Ontario's provincial land transfer tax is calculated on a sliding scale based on the purchase price of the property. The rate is 0.5% on the first $55,000, 1% on amounts between $55,000 and $250,000, 1.5% on amounts between $250,000 and $400,000, 2% on amounts between $400,000 and $2 million, and 2.5% on amounts above $2 million for non-principal residences. For a home purchased at $800,000, the provincial land transfer tax would be approximately $12,475.

If you're purchasing within the City of Toronto — not just the GTA broadly, but the City of Toronto proper — you'll also owe the Toronto Municipal Land Transfer Tax, which follows a similar structure and adds a comparable amount to your closing costs.

First-time homebuyers have access to valuable rebates. On the provincial side, first-time buyers can receive a rebate of up to $4,000, effectively eliminating the tax on the first $368,000 of a purchase price. Toronto offers a separate first-time buyer rebate of up to $4,475 on the municipal portion.

To qualify, you must be at least 18 years old, be a Canadian citizen or permanent resident, occupy the property as your principal residence within nine months of closing, and never have owned a home anywhere in the world previously.
