When buying a home in the Greater Toronto Area, one of the most fundamental distinctions to understand is the difference between freehold and condominium ownership. These two ownership structures come with very different rights, responsibilities, and ongoing costs — and choosing the right one for your lifestyle is important.

Freehold ownership means you own the property outright — the building and the land it sits on. You are responsible for all maintenance and repairs, inside and out. There are no monthly maintenance fees paid to a corporation. You have full control over how you use and modify your property, subject only to municipal zoning laws and any applicable easements. Freehold properties include detached homes, semi-detached homes, and many townhouses.

Condominium ownership is more nuanced. You own your individual unit and a proportional share of the common elements — shared spaces like hallways, lobbies, parking structures, recreational facilities, and the building exterior. A condominium corporation, governed by an elected board of directors, manages and maintains these shared elements on behalf of all owners. In return for this collective management, condo owners pay monthly maintenance fees.

The distinction between freehold townhouses and condo townhouses is often confusing. A freehold townhouse gives you full ownership of the structure and land — no monthly fees. A condo townhouse looks physically similar but is governed by a condominium corporation, meaning you'll pay fees and be subject to the corporation's rules.

Each ownership structure has its merits. Freehold is ideal for those who value autonomy and want to avoid ongoing fees. Condominium ownership suits buyers who prefer lower-maintenance living, access to building amenities, and a more affordable entry price point.
