What Is a Status Certificate and Why Does It Matter for Condo Buyers?

If you're purchasing a resale condominium in Ontario, one of the most critical documents you'll encounter is the status certificate. Understanding what it contains and why it matters is essential for making a sound investment decision.

A status certificate is a comprehensive document prepared by the condominium corporation that provides a snapshot of the building's financial and legal health at a specific point in time. Under the Ontario Condominium Act, buyers are entitled to request a status certificate before firming up a purchase, and reviewing it carefully — ideally with a real estate lawyer — is strongly advisable.

The status certificate includes the current budget and financial statements, details about the reserve fund and its current balance, information about any special assessments that have been levied or are anticipated, details about the condo fees for the specific unit, any outstanding legal proceedings involving the corporation, and the declaration, bylaws, and rules that govern the building.

Why does this matter? A poorly managed condominium with an underfunded reserve fund is a financial liability. If major repairs are needed — a new roof, underground parking waterproofing, elevator overhaul — and the reserve fund isn't sufficient to cover them, all unit owners may be subject to a special assessment, meaning a lump-sum payment on top of their regular fees. This can be a nasty surprise for buyers who didn't review the status certificate carefully.

Reviewing the rules is equally important. Some corporations have restrictions that could affect your intended use of the unit — including short-term rental prohibitions, pet restrictions, or limits on renovation activities.
